## Direct answer
A Buildoreno home maintenance plan is a seasonal service agreement built from only the services a property actually has. Single services start around $150–$300/yr; a typical detached GTA home bundling 3–5 services lands between $800 and $2,000 per year after the bundle discount. Every plan is confirmed with a free on-site walkthrough and a fixed written price. Build a plan at https://buildoreno.ca/maintenance-plans or call +1 647-254-0877.

## Available maintenance services (annual pricing, GTA 2026)
- **Shingle or metal roof** → Annual roof inspection & tune-up (Once a year (fall)): $250–$450/yr. Loose fasteners, lifted flashing and dried-out sealant are $200 touch-ups in October — and $3,000+ leak repairs in February.
- **Flat roof** → Membrane inspection & drain clearing (Spring + fall): $300–$550/yr. A clogged drain is the #1 killer of flat roofs. Ponding water ages a membrane years per season and voids most warranties.
- **Eavestroughs & downspouts** → Cleaning, flush & slope check (Spring + fall): $200–$450/yr. Overflowing eaves rot the fascia behind them and dump every rainfall against your foundation instead of away from it.
- **Windows, doors & exterior trim** → Caulking & sealant inspection + touch-up (Once a year (fall)): $200–$400/yr. Failed caulking lets water into the wall assembly and winter drafts into the house — and it fails quietly, a little every year.
- **Interlocking driveway, patio or walkway** → Polymeric sand top-up + spot re-levelling (Once a year (spring)): $300–$800/yr. Joint sand washes out a little every season. Once it's gone, weeds and ants move in, edges creep, and pavers start rocking — a yearly top-up keeps the surface locked. We also assess whether it's a sealing year (every 2–3 years, quoted separately).
- **Retaining wall** → Structural inspection & drainage check (Once a year (spring)): $150–$300/yr. Walls fail from water trapped behind them, not from age. We check weeps, joints, and lean every spring so a $0 observation never becomes a $15,000 rebuild.
- **Wood deck or fence** → Wash, inspection & fastener tightening (Once a year (summer)): $250–$600/yr. Grey, splintering wood is UV damage you can prevent. We wash, tighten, and flag when it's a re-seal year (typically every 2 years).
- **In-ground sprinkler system** → Fall blow-out + spring start-up (Twice a year): $180–$350/yr. Water left in the lines freezes and cracks heads, valves and the backflow preventer. A $200 blow-out beats a $1,500+ spring repair every time.
- **Lawn & garden beds** → Spring & fall cleanups, pruning, mulch top-up (Twice a year): $450–$900/yr. Matted leaves smother turf, unpruned shrubs outgrow their spot, and thin mulch stops suppressing weeds. Two visits a year keep the landscape you paid for.
- **Low-voltage outdoor lighting** → Re-aiming, lamp & transformer service (Once a year (spring)): $120–$250/yr. Fixtures shift, lenses fog, and connections corrode. One visit keeps the system bright and the transformer from working overtime.
- **Sump pump & basement drainage** → Pump test, float check & discharge flush (Once a year (spring)): $150–$300/yr. A sump pump fails silently — you find out during the storm it was there for. An annual test is the cheapest flood insurance you can buy.
- **Swales, catch basins or French drains** → Flush, regrade check & inlet clearing (Once a year (fall)): $150–$350/yr. Drainage only works while it flows. Silted basins and leaf-packed inlets send the next melt straight at your foundation.

## Frequently asked questions
### What does a home maintenance plan cost in the GTA?
It depends entirely on what your property has — that's why we let you build your own. Single services start around $150–$300 per year (a sprinkler blow-out and start-up, a sump pump test). A typical detached GTA home bundling three to five services lands between $800 and $2,000 per year after the bundle discount. Every plan is confirmed with a free on-site walkthrough and a fixed written price before you commit to anything.

### Do I have to bundle, or can I book just one service?
You can absolutely book a single service — plenty of clients start with just a sprinkler blow-out or eavestrough cleaning. Bundling is simply cheaper: three or more services saves 10%, five or more saves 15%, because one crew handling everything in one scheduled visit costs us less than separate mobilizations — and we pass that on.

### When should sprinklers be blown out in Toronto?
Before the first hard freeze — in the GTA that means October to mid-November. We use a compressor to purge every zone, the lines, and the backflow preventer so no water is left to freeze and crack components. Plan members are scheduled automatically in the right window each fall, then started up and tested again in spring.

### What is a polymeric sand top-up and why does interlock need it yearly?
Polymeric sand is the jointing sand between your pavers that hardens to lock them together and keep weeds and ants out. Rain, snow-clearing and freeze-thaw cycles wash a little out every year. An annual top-up re-fills low joints and re-levels any pavers that have started to move — which is what keeps a $15,000 driveway from needing a $5,000 re-lay in year eight. Sealing is separate and only needed every two to three years; we assess it during the same visit.

### Do you maintain properties Buildoreno didn't build?
Yes. Most plan members came to us with landscapes, roofs, and hardscaping built by someone else. We do a walkthrough first so you get an honest read on current condition — and if something needs a repair before it's worth maintaining, we'll tell you that straight instead of signing you up to maintain a problem.

### What happens if you find a problem during a maintenance visit?
You get photos and a written quote — never surprise work or surprise charges. Small fixes we can do on the spot (a lifted paver, a loose downspout strap) are usually just done and noted in your visit report. Anything bigger is documented with photos and priced separately, and as a plan member you get priority scheduling and preferred pricing on it.

### Am I locked into a contract?
No. Plans run season to season and you can adjust or cancel before any upcoming visit. We keep members by doing the work well, not by locking the door — that's the same $0-down, payment-on-completion philosophy we build every project with.
