These are the installed panel rates the configurator prices from, per square foot of roof, trim and labour included, before HST. Roof shape, townhouse access, underlayment, tear-off and deck condition are added as their own lines so you can see exactly where the number comes from.

- Underlayment and strapping. Synthetic underlayment with 1x4 strapping adds $1.85 – $2.60 / sq ft; underlayment alone $0.60 – $0.95 / sq ft.
- Tear-off only when code requires it. One layer of shingles stays put and the metal goes over it. Two or more layers come off at $2.25 – $3.25 / sq ft, disposal included.
- Deck repair allowance. A fair or poor roof carries an allowance of $400 to $3,600 so a few soft sheets never turn into a surprise invoice.
- Flat sections priced honestly. Low-slope areas get a membrane system plus $1.20 – $1.90 / sq ft for cover board, cant strips and drip edge, not metal that would void a warranty.
- HST and permits. HST (13%) is added to the full price on every quote. Permit fees are billed at cost as a separate line, never buried in the rate.
- 50-year manufacturer warranty. London Eco-Metal 26 gauge steel in a Granite Deep Mat finish, backed by a 10-year written labour warranty from Buildoreno.

It is an honest range, not a guess. The configurator prices your roof the same way our estimators do: panel rate for the profile you picked, underlayment and strapping, tear-off only where the code requires it, a deck-repair allowance that matches the condition you described, and any add-ons. The final fixed quote comes after a free on-site measure, and it usually lands inside the range the tool gave you.
The range is installed, before HST. HST is 13% on the full pre-tax price, charged in full on every Buildoreno quote. Permit fees are never built into a price — they are billed at cost as a separate line item when the amount is known.
Yes, over one layer of asphalt shingles. With synthetic underlayment and 1x4 strapping on top, London Eco-Metal panels fasten through to the deck with no tear-off, no dumpster and no mess. Two or more layers must come off first — the Ontario Building Code limits a roof to two layers — and the tool adds removal and disposal automatically.
Flat and low-slope roofs cannot take metal panels; London Eco-Metal needs a minimum 3:12 pitch. Pick "Flat / other" as your current roof and the tool switches to a membrane system, 2-ply modified bitumen or TPO, and prices that instead. If part of your roof is pitched and part is flat, quote the pitched section online and we will price the flat section on the site visit.
