Fresh-cut Kentucky bluegrass sod installed on properly prepared soil for a lawn that establishes quickly.
A new sod lawn transforms a property in a single day — but only when it's installed on properly prepared soil during the right window. The GTA falls in USDA Zone 6b, and Ontario's growing season is shorter than most homeowners realize: the optimal sod install windows are mid-April through late June and again from early September to mid-October. Installing outside these windows means either heat stress (July-August sod can dry out in a single afternoon without aggressive watering) or root failure (sod laid after the ground starts freezing in late October never knits in). Toronto's predominantly clay soil compounds the challenge — clay drains poorly, compacts under foot traffic, and starves grass roots of oxygen if not amended with topsoil and properly graded. Buildoreno installs Kentucky bluegrass blend sod across Toronto, Mississauga, Vaughan, Markham, and surrounding GTA municipalities. Every job starts with removing the old lawn, grading away from the foundation to prevent water pooling, amending the subsoil, and rolling out fresh-cut sod from Ontario growers within 24 hours of harvest. We install front yards, backyards, and full-property sod replacements ranging from 500 to 5,000+ square feet, and we walk every homeowner through the critical first-30-days watering schedule that determines whether the lawn establishes or fails.

We measure the area, check existing soil drainage, and identify problem zones (shade, slopes, compacted areas). Square footage drives the sod order, which is cut to harvest the day of delivery.
We strip the existing turf, remove weeds and debris, and grade the soil with a minimum 2% slope away from the foundation. Low spots are filled and high spots are cut to prevent ponding.
We spread 2-4 inches of screened triple-mix topsoil over the GTA clay subsoil and rake it smooth. This amended layer is what gives roots room to establish — sod laid directly on clay rarely thrives past year two.
Rolls are laid in a brick-pattern stagger with tight seams, starting from a straight edge. After installation we roll the sod with a water-weighted roller to press roots into the soil and eliminate air pockets.
We water the new sod immediately and give you a 30-day care schedule: 1 inch of water per week minimum, daily watering for the first 7-10 days, no mowing until roots have knit (test by lifting a corner — if it resists, it's rooted).
Every Buildoreno estimate is a free, itemized written quote — no hidden line items. Your exact price depends on site conditions, materials, and scope.

Mid-April through late June and early September to mid-October are the prime windows. Spring installs benefit from cool nights and regular rain. Fall installs avoid summer heat stress. Avoid July and August unless you can commit to aggressive daily watering — heat-stressed sod can die in a single hot afternoon.
Most GTA front yards range from 400 to 900 square feet, costing $600-$3,150 in sod plus installation. A standard suburban backyard runs 800-2,500 square feet. We measure on-site and order with a 5% waste allowance for cuts around garden beds, walkways, and curves.
Water daily for the first 7-10 days, soaking the sod and the soil below it (about 1 inch of water). Reduce to every other day for the next two weeks, then transition to deep weekly watering (1 inch per week). Toronto's summer City watering restrictions allow this — new sod is exempt from most bylaws for the first 21 days.
No. Sod must contact bare, prepared soil for the roots to knit in. Laying it over an existing lawn creates a layered barrier that prevents root establishment and traps moisture, leading to fungal disease. We always strip the old turf first.
We use Kentucky bluegrass blend sod from Ontario sod farms — typically a 90/10 bluegrass-to-fine-fescue mix that handles both sun and partial shade common in GTA yards. These cultivars are bred for Zone 6b winters and recover well from foot traffic.
