Tear-off vs. over-existing

Full tear-off of existing shingles + disposal: adds $1.50–$3.00 per square foot. Most metal and premium roofing requires tear-off; basic asphalt can sometimes be installed over a single existing layer (Ontario Building Code allows max 2 layers total). Tear-off is the right answer for any 40+ year roof system because it lets us inspect and repair the deck.

If the existing roof deck is rotted, soft, or damaged from prior leaks, sections need to be replaced before new roofing goes on. Typical deck repair: $4–$10 per square foot of replaced area. Most projects have minor deck repair; some older homes need significant replacement.
