Tear-off vs. over-existing
Full tear-off of existing shingles + disposal: adds $1.50–$3.00 per square foot. Most metal and premium roofing requires tear-off; basic asphalt can sometimes be installed over a single existing layer (Ontario Building Code allows max 2 layers total). Tear-off is the right answer for any 40+ year roof system because it lets us inspect and repair the deck.
Roof complexity (pitch, dormers, valleys, skylights)
A simple gable roof installs faster than a complex roof with multiple slopes, dormers, valleys, chimneys, and skylights. Each dormer or valley adds flashing work. Each skylight adds penetration sealing. Complexity can shift total cost 15–30% above the per-square-foot baseline.
Deck condition
If the existing roof deck is rotted, soft, or damaged from prior leaks, sections need to be replaced before new roofing goes on. Typical deck repair: $4–$10 per square foot of replaced area. Most projects have minor deck repair; some older homes need significant replacement.
City and permit fees
Toronto, Mississauga, Brampton, Vaughan, Markham, Oakville, Burlington, and most GTA municipalities require permits for roof replacement. Permit fees: $200–$800 depending on the city and roof size. 3-tab asphalt shingles — when to choose
Lowest upfront cost. Good if you're selling within 5–7 years and the new owner can replace later. Otherwise, 3-tab is rarely the best lifecycle choice anymore — architectural shingles cost only $1.50 more per square foot and last 5+ years longer.
Architectural asphalt — the GTA default
Best value for most Ontario homeowners staying 10–20 years. Good colour selection, decent lifespan, predictable cost. Available with 25–30 year manufacturer warranties from major brands (IKO, Owens Corning, GAF, BP). The most common new-roof choice in the GTA.
Metal roofing — the long-term winner
Best for homeowners planning to stay 15+ years. Highest upfront cost in the 'mainstream' category but lowest 50-year cost. Standing seam looks contemporary; metal shingles look traditional.
