Our process, step by step

    Assessment & System Selection

    We evaluate your roof's condition, drainage, and insulation needs. We recommend membrane thickness and attachment method based on building type, wind exposure, and budget.

    Deck Preparation

    Existing membrane removal, deck repair, and cleaning. The deck must be smooth, dry, and free of debris for proper adhesion.

    Insulation Installation

    Polyiso insulation boards are installed for thermal performance and tapered for positive drainage. A cover board provides puncture protection for the membrane.

    Membrane Installation

    EPDM sheets are positioned, adhered to the substrate, and seams are spliced with manufacturer-approved adhesive and seam tape. Each seam is rolled and inspected.

  5. 5
    Flashing & Completion

    All penetrations, walls, and edges are flashed with EPDM accessories. Drains, scuppers, and overflow provisions are completed and tested.

EPDM Rubber Roofing questions, answered

EPDM roofs routinely last 25–30 years in the GTA, with many documented installations exceeding 40 years. The membrane's cold-weather flexibility is a significant advantage in our climate, as it prevents the thermal cracking that can shorten the life of less flexible membranes.

Black EPDM is the traditional choice and slightly less expensive. White EPDM offers reflective benefits similar to TPO, reducing cooling costs. For GTA properties, black performs well on smaller residential flat sections while white is recommended for larger commercial roofs where energy savings are significant.

EPDM seams are adhesive-bonded rather than heat-welded, making them the most common failure point. EPDM also absorbs heat (black version) and isn't as energy-efficient as white TPO. However, EPDM's flexibility and longevity in cold climates remain advantages for many GTA applications.

Yes, EPDM is one of the easiest flat roofing membranes to repair. Patches are applied with primer and adhesive, creating a permanent repair. Small punctures and tears can be fixed quickly, and the repair material bonds chemically with the existing membrane.
