How we do it

Our process, step by step

    Structural Assessment

    We determine which walls are load-bearing by examining joist direction, foundation bearing points, and above-floor loads. A structural engineer designs the replacement beam system — specifying beam size, material (steel or LVL), and bearing point requirements.

    Permits

    Structural wall removal requires a building permit in all GTA municipalities. We submit the engineer's stamped drawings with the permit application and manage the approval process.

    Temporary Shoring

    Before any demolition, temporary support posts and beams are installed to carry the load while the permanent beam is placed. This is the most critical safety step — it must be done correctly to prevent structural movement.

  4. 4
    Wall Removal & Beam Installation

    The wall is carefully removed, the structural beam is lifted into position, and bearing posts or columns are installed at each end. The beam is secured and the temporary shoring is removed once the permanent structure is verified.

  5. 5
    Finishing

    The beam is boxed out or left exposed per your preference. Floor, ceiling, and wall surfaces are patched and refinished to create a seamless transition. Electrical and plumbing relocated from the removed wall are rerouted.

Open Concept Renovations questions, answered

As a general rule: walls running perpendicular to floor joists, walls directly below other walls on upper floors, and walls on the main floor above the basement beam are usually load-bearing. However, assumptions are dangerous — we always verify with a structural engineer before any wall removal.

Almost any load-bearing wall can be replaced with a beam, but the beam size and bearing point requirements vary greatly. Very long spans may require large steel beams with significant bearing columns. The structural engineer determines feasibility and specifications. Some walls aren't worth removing due to the beam requirements.

Minor settlement cracks in drywall are possible but typically limited when proper shoring and beam installation procedures are followed. Significant cracking indicates inadequate temporary support during construction — a sign of inexperienced work. We monitor the structure throughout the process.

This is the most common open concept request in GTA homes, and the answer is almost always yes. The wall between kitchen and living room is load-bearing in most GTA home designs, but a properly sized beam can replace it.
