Tell us what your property has — sprinklers, interlock, a flat roof, a sump pump — and build a seasonal maintenance plan around it. One Buildoreno crew, every visit scheduled for the right window, photo reports after each one.
A home maintenance plan is a seasonal service agreement that keeps the expensive parts of your property — roof, eavestroughs, interlocking, irrigation, drainage — from turning small wear into big repairs. With Buildoreno you build your own: pick only the services your property actually needs, like a fall sprinkler blow-out ($180–$350/yr) or a yearly polymeric sand top-up on interlock ($300–$800/yr). Bundle three or more services and save 10%; five or more saves 15%. Most GTA homes land between $800 and $2,000 per year, confirmed with a free on-site walkthrough and a fixed written price.
Every property is different, so flat-rate "gold packages" always make you pay for services you don't need. Instead, tap each feature your home actually has. The card shows exactly what that feature needs, how often, and what it typically runs per year — and your plan builds itself on the right, with the bundle discount applied automatically.
The envelope that keeps water out — cheapest to maintain, most expensive to neglect.
Pavers, walls and stone move with every freeze-thaw cycle unless the joints are kept tight.
Seasonal care that keeps the landscape you invested in looking like the day it went in.
Small checks that stand between you and the most expensive word in home repair: flooding.
Timing is most of the value. A sprinkler blow-out in December is a repair bill; in late October it's routine. We schedule every plan around the GTA's freeze-thaw calendar so each task lands in its window — you never have to remember, book, or chase anyone. Items you've selected above are highlighted in your plan's colour.
The property rests — and so does your budget. Winter visits are on-call only: storm checks and emergency response for plan members.
Maintenance isn't a subscription for its own sake — it's buying out specific, predictable failures before they happen. Here's what each routine task costs on a plan, next to what the failure it prevents typically costs to fix in the GTA.
| Routine task (on plan) | Plan cost | What it prevents | Typical repair cost |
|---|---|---|---|
| Sprinkler fall blow-out | $180 – $350 / yr | Cracked backflow, split manifold & heads | $1,200 – $3,000 |
| Eavestrough cleaning (2× / yr) | $200 – $450 / yr | Fascia rot + water at the foundation | $2,500 – $8,000+ |
| Polymeric sand top-up | $300 – $800 / yr | Lift & re-lay of shifted, weed-filled pavers | $3,000 – $10,000 |
| Roof inspection & tune-up | $250 – $450 / yr | Mid-winter leak + interior repairs | $2,000 – $7,500 |
| Flat-roof drain clearing | $300 – $550 / yr | Ponding-aged membrane, early re-roof | $8,000 – $25,000 |
| Sump pump annual test | $150 – $300 / yr | Flooded finished basement | $10,000 – $50,000+ |
Repair ranges reflect typical GTA pricing we see when this work comes to us too late. No plan prevents everything — but every row above is a failure we routinely see that routine service would have caught.
Tick off what your property has — sprinklers, interlock, a flat roof, a sump pump. The builder shows exactly what each feature needs, how often, and what it typically runs per year. Takes about two minutes.
We visit, measure, and verify what you selected — then firm up your annual price in writing. If something doesn't need service yet, we'll tell you and take it off the plan.
You sign one simple seasonal agreement. We schedule every visit for the right window — blow-outs before the first hard freeze, top-ups after the spring thaw — so you never have to remember.
The crew that knows your property comes back each time. After every visit you get a photo report of what was done and anything we spotted — no invisible work.
Plan members get priority scheduling and preferred pricing if a repair ever comes up. When a storm hits the GTA, our members are the first calls we return.
It depends entirely on what your property has — that's why we let you build your own. Single services start around $150–$300 per year (a sprinkler blow-out and start-up, a sump pump test). A typical detached GTA home bundling three to five services lands between $800 and $2,000 per year after the bundle discount. Every plan is confirmed with a free on-site walkthrough and a fixed written price before you commit to anything.
You can absolutely book a single service — plenty of clients start with just a sprinkler blow-out or eavestrough cleaning. Bundling is simply cheaper: three or more services saves 10%, five or more saves 15%, because one crew handling everything in one scheduled visit costs us less than separate mobilizations — and we pass that on.
Before the first hard freeze — in the GTA that means October to mid-November. We use a compressor to purge every zone, the lines, and the backflow preventer so no water is left to freeze and crack components. Plan members are scheduled automatically in the right window each fall, then started up and tested again in spring.
Polymeric sand is the jointing sand between your pavers that hardens to lock them together and keep weeds and ants out. Rain, snow-clearing and freeze-thaw cycles wash a little out every year. An annual top-up re-fills low joints and re-levels any pavers that have started to move — which is what keeps a $15,000 driveway from needing a $5,000 re-lay in year eight. Sealing is separate and only needed every two to three years; we assess it during the same visit.
Yes. Most plan members came to us with landscapes, roofs, and hardscaping built by someone else. We do a walkthrough first so you get an honest read on current condition — and if something needs a repair before it's worth maintaining, we'll tell you that straight instead of signing you up to maintain a problem.
You get photos and a written quote — never surprise work or surprise charges. Small fixes we can do on the spot (a lifted paver, a loose downspout strap) are usually just done and noted in your visit report. Anything bigger is documented with photos and priced separately, and as a plan member you get priority scheduling and preferred pricing on it.
No. Plans run season to season and you can adjust or cancel before any upcoming visit. We keep members by doing the work well, not by locking the door — that's the same $0-down, payment-on-completion philosophy we build every project with.
Send us your plan and we'll confirm it with a free on-site walkthrough — verified scope, fixed written annual price, first visit scheduled. No contract, cancel before any season.
